How you can work hard to retire well

When I started down the investor path I honestly did not even know what the word investing meant. I had a very steep learning curve ahead of me.
I started with real estate. That made the most sense to me. I bought my first rental property in 1989. It was a small, cute, two-bedroom, one-bath rental house in Portland, Oregon. It was only two blocks away from where we lived. I have to tell you, it was the most frightening thing I had ever faced. I was scared to death. I was worried. I was afraid of making mistakes that would cost us money. I really didn’t know what to expect.
I was ecstatic when after my first month of ownership I received a whopping $25 in cash flow from that property. I was hooked at that moment. Today, I control many millions of dollars worth o f real estate, as well as other investments. And

it’s through my investments – which throw off ample amounts of cash flow every month – that I am completely financially free and independent today.

Buying and holding
When many women hear the word “investing,” they think of mutual funds, or stocks and bonds, not real estate. The buying and selling of houses seems daunting, but investing in real estate doesn’t necessarily entail multiple transactions. It’s about buying and holding, not buying and selling.
What retiring is and isn’t
When Robert and I retired, we didn’t just retire to the poolside with margaritas in hand. That year we bought an 85-acre ranch in a small town called Bisbee. Bisbee is an artsy community up in the mountains of Southern Arizona. There was a broken down shack on the property that was actually an old stagecoach depot in the days of the Wild West. We rebuilt it into a wonderful one-bedroom house with a separate artist’s studio on the stream. There was no TV, no radio…only peace and quiet.
Rich Dad Poor Dad
It was in the quiet of Bisbee that Robert wrote Rich Dad Poor Dad. In April of 1997, we self-published Rich Dad Poor Dad, printing 1,000 copies of the book. To be honest, we thought we’d have Christmas presents to last us the next ten years. No bookstore wanted the book. No distributor would touch it. No wholesaler would even return our calls. So we began marketing it ourselves. The first place we had the book for sale was in our friend’s car wash. We put it wherever we could. The book slowly started to sell. Word of mouth spread, and within two yearsRich Dad Poor Dad was on The Wall Street Journal’s bestseller list. We were high as kites!
Frankly, we did not set out to build another company, but The Rich Dad Company has now grown beyond our wildest expectations. Today the book is in over 46 languages and in over 50 countries. CASHFLOW® 101 is in 16 languages, and counting. There is a complete series of Rich Dad books as well as a series of Rich Dad Advisors books, written by people who advise us on investing and business. The business has grown and continues to grow into a worldwide brand representing financial freedom and independence. No one is more overjoyed and grateful than Robert and me.
I don’t know if most people would be willing to go through what Robert and I endured to get where we are today. We took the hard road—the road most people avoid—in exchange for what we anticipated would become the easier road in the future. Fortunately that course of action paid off for us.
On women and investing
In talking with so many women I’ve met because of The Rich Dad Company, I’m repeatedly asked, “Will you please talk to women about investing?” Very simply, my goal is to inspire women to take action and to understand that becoming financially independent is not rocket science.
Any one of us can do it. It just takes some time and education.
Today, more than ever, we, as women, can no longer depend on someone else, be it our husband or partner, our parents, our boss, or our government, to take care of us financially. What was true for our mothers and grandmothers is not applicable to us today. In my opinion women must learn to invest to ensure a secure life for themselves and their children. It is no longer just an option. The rules have changed, and it’s time we take control of our financial futures.
This starts with financial education and then acting on that education. And, it starts today.

Dear CEO, “una don too much o!”. These days that word CEO
and entrepreneur seems to be another name for unemployment!

Not for the egotistical CEO title,  run it right. Be passionate, skilled
with tremendous value and a vision. And then grow, collaborate and let
your business outgrow you as a means to grow our world!

CEO’s should see the big picture.  Our lack of will and corrupt
government has failed us. But its up to your business and us to shake
the GDP of this country. Not this brain dead people in Abuja, they
really can’t.  By what you do, end  poverty simply by growing and
 employing yourself people and not this “one man” business concept we
have as local CEOs.  Not our ego, we need to grow our business, then
people, then the country. Then change becomes easier. Even medically,
you need to be well to donate blood. The strength of this lies on CEOs
to take out wealth from politicians who have it (common sense reason for
poverty amongst wealth). That way you become a brand and  they’d be
forced to either launder or invest it, on us. Its a Robin Hood concept (
Pareto’s- kalder-Hicks theory, robb from the rich to help the poor).
 To do this, we need Nigerian world class brands, Like the Asians did
with Samsung, Honda and Toyota. Just like  Indomie for Indonesia,
 Petrobas for Brazil, Shoprite, DSTV and AMA KIP KIP for SA,  Airtel for
India,  we need your business to join the likes of growing Oando, Glo,
GTbank,  Silverbird for Nigeria. CEO, we don’t need your card,  we need
value, we need  more, more world class institutions by locals like us.

In the words of Obama, “Africa already has too many powerful people, it
doesn’t need that, all it needs are powerful institutions.


Our country needs dreamers, thinkers and doers, people who will build that, #Hexavianspirit.

WORDPRESS: Global Attack

There is an on going and highly distributed,
global attack on wordpress installations to crack open admin accounts
and inject various malicious scripts.
To give you a little history, the company that is managing my hosting servers was contacted by a major law
enforcement agency about a massive attack on US financial institutions
originating from their servers.
They did a detailed analysis of the attack pattern and found out that
most of the attack was originating from CMSs (mostly wordpress). Further
analysis revealed that the admin accounts had been compromised (in one
form or the other) and malicious scripts were uploaded into the
directories.

Today, this attack is happening at a global level and wordpress
installations across hosting providers are being targeted. Since the attack
is highly distributed in nature (most of the IP’s used are spoofed), it
is making it difficult to block all malicious data.
To ensure that your websites are secure and safeguarded from this attack, I recommend the following steps:
  1. Update and upgrade your wordpress installation and all installed plugins
  2. Install the security plugin listed here
  3. Ensure that your admin password is secure and preferably randomly generated
  4. Other ways of Hardening a WordPress installation are shared at http://codex.wordpress.org/Hardening_WordPress
These additional steps can be taken to further secure wordpress websites:
  • Disable DROP command for the DB_USER .This is never commonly needed for any purpose in a wordpress setup
  • Remove README and license files (important) since this exposes version information
  • Move wp-config.php to one directory level up, and change its permission to 400
  • Prevent world reading of the htaccess file
  • Restrict access to wp-admin only to specific IPs
  • A few more plugins – wp-security-scan, wordpress-firewall,
    ms-user-management, wp-maintenance-mode, ultimate-security-scanner,
    wordfence, http://wordpress.org/extend/plugins/better-wp-security/. These may help in several occasions.

PHCN announces 4-day power outage

PHCN announces 4-day power outage

Management of Power Holding Company of Nigeria, PHCN, Eko Electricity Distribution Company, EDC, has announced a four-day power interruption in parts of Lagos for maintenance purposes.
The interruption, beginning Friday April 5 to Monday, April 8, will affect mostly Lekki Phase I, VGC, Maroko, Victoria Island, UPDC Estate, Chevron Estate, NICON Town Estate, Victoria Island and other adjoining areas.
The planned power outage, according to the management yesterday, was to enable it carry out major maintenance works on two 11kv feeders for the purpose of getting them ready for evacuation of power
from the newly-installed 100MVA 132/33KV power transformer at Ajah Transmission Station and replacement of obsolete 11kv switch gears at Akoka injection sub-station.
Assistant General Manager, Public Affairs of the Company, Mr. Godwin Idemudia, in statement, said the work at Akoka would affect Akoka, Yaba, Sabo and environs.
At the completion of the maintenance and system upgrading work in the two stations, Mr. Idemudia said there will be tremendous improvement in electricity supply to all the affected areas.
He appealed to customers in the affected areas to bear with the company, adding that all inconveniences to be caused by the planned outage were regretted.
